Recomendia is a platform designed to facilitate the home buying process, addressing and solving the main problems buyers currently face in the real estate market. The primary goal is to provide a more efficient, informed, and less stressful buying experience for users.
01. Research
After conducting surveys and interviewing people to understand their specific needs, I can highlight two main pain points.
Excessive and disorganized offerings.
Buying a flat can become an overwhelming task due to the immense number of properties available. Users face such an extensive offering that it becomes difficult to find properties that truly meet their needs. This problem is further exacerbated by the proliferation of duplicate ads, which creates confusion and wastes buyers’ time. Moreover, the need to search through several real estate portals to not miss any relevant options makes the process extremely tedious and time-consuming. By the time buyers finally find a property that interests them, it is often too late because the property has already been sold to someone else.
Lack of data for decision making.
Buyers often lack critical data to help them assess the local market, taxes such as property tax (IBI), renovation costs, average price per square meter in the neighborhood, and price variations over the last year, making it difficult to make informed decisions about properties of interest.
02. Needs
Deep Understanding of the User.
From the start, we focus on exactly understanding what our users are looking for in a new home. Through a set of smart, well-formulated questions, we capture the specific needs and preferences of each buyer.
We are not looking for Yes/No answers. We don’t want to know if you want a flat with a pool, terrace, garage, etc. We want to know how important it is for you to have a pool, terrace, garage, etc. Furthermore, we want to get to know the buyer. Age, marital status, number of children (and their ages), whether you enjoy peace, leisure, nature, being in touch with the city, if you work from home, etc.
Smart search and personalized recommendations.
Recomendia searches major real estate portals, such as Idealista, Fotocasa, Habitaclia, and Pisos.com. It eliminates properties that interest no one and selects homes that match the buyer’s needs, ordered by the index calculated by our algorithm. You can discard those that do not interest you or mark as favorites those that you really like, and our algorithm will learn and improve even more.
Detailed Information.
We offer detailed market data in the search area, such as the average price per square meter, price variations over the last year, and comparative analysis of whether a flat is above or below the average price per square meter and by how much. All these data are aimed at facilitating user decision-making.
Highly Relevant Alerts.
We send notifications only for properties that our system identifies as highly relevant matches. This means that each alert the user receives has significant value and is worthy of immediate consideration.
03. Solution
Each section of the website is designed to be intuitive and user-centric, ensuring a smooth, mobile-focused experience, following the mobile-first design.
Buyer profile. This section consist of a questionnaire designed to understand the user’s search profile.
Fluid and Easy to Complete: Designed to be intuitive and user-friendly, allowing the user to progress without complications.
Sufficiently Complete: Accessible, it collect all the essential information to customize the housing searches according to the user’s needs.
Listing of flats. This is the main part of the website, where users can:
View personalized listings. The flats shown will be filtered based on the questionnaire responses.
Flat card. By clicking on any listing, users can see a basic profile of the flat that includes essential details and photographs.
Redirect to Real Estate portals. The profiles will not directly collect leads; instead, they will redirect users to the original real estate portal (such as Idealista) for more details or to initiate the contact process.
My Account / Settings. In this section, users will be able to manage their account and personalize their experience.
Alerts settings. Users will be able to configure and personalize alerts based on their search preferences.
Subscription type. Here, subscription options can be managed, allowing users to choose the level of service that best suits their needs.
Account management. Facilitate the secure management of the account and the updating of personal and security details.
